Explore our process

Step 1

Reservation

Whether you are dealing directly with our sales team or through our partnering estate agent, we will help you complete the reservation paperwork and provide you with your comprehensive Home Owners Guide. At this stage you'll need to pay the reservation deposit, which will secure your new home.

Step 2

Getting the right financial advice

We can recommend impartial and genuinely independent specialists who have the expert knowledge and skills to be able to identify your exact financial requirements. There are an overwhelming number of mortgage products on the market and it's important that you find the right one to suit you. The most attractive mortgage products disappear quickly so it's in your interest to respond to lenders quickly with any information they may require.

Step 3

Instructing a solicitor

You need to find and instruct a legal advisor to act on your behalf. If you are not sure who to use we can always recommend a selection known locally to us. Their responsibility is to arrange for the transfer of ownership of the property, often referred to as ‘conveyancing'. You'll need to pay various fees at this stage, but they will help you to understand all of these.

Step 4

Exchange of contracts

Once your solicitor is happy with the details of the purchase and you have received your mortgage offer you'll be able to sign the draft contract. At this stage you will need to provide your legal advisor with your exchange of contract deposit and instruct them to exchange contracts.

Step 5

Choices and options

Depending on the stage of construction of your new home you may be able to personalise it with specific choices or options. This can be an exciting opportunity for you to really stamp your personality on your new home and we are always happy to help you through the process.

Step 6

Build progress updates

We'll provide you with regular updates on the progress of your new home and its anticipated completion date.

Step 7

Pre-decoration visit & home demonstration

We want you to get the very best out of your new home. In order for you to view and discuss the progress of your new home, we will invite you to visit with the site manager. This will help you to understand how your home is built and demonstrate to you how you can make the best use of the fittings and appliances within your new home.

Step 8

Legal completion and handover

The big day arrives. Legal completion actually takes place when the balance of the purchase price monies has been received by Harlequin Homes. On the day this occurs we'll provide you with the keys to your new home and take you through YOUR new home and its features as part of our comprehensive handover.
